What MHCLG Have Announced.

Regulated by the RLBA and based on a specification agreed with the Law Society, Chimni’s ‘Digital Sales Pack’ gives Sales Conveyancers a full pack of information legally required to complete a sale.

The Scary Bit

The CMA have announced they will be proactive in adjudicating meaning both corporate and personal fines and penalties:

Fines: Companies face civil financial penalties up to £300,000 or 10% of their total annual global turnover, whichever is higher.

Personal Liability: Company directors can face individual fines up to £300,000 for serious business non-compliance.


The List of Required Information

Part A


Covers mandatory information (MI) for all properties: 

  • Council Tax band or domestic rates (NI).
  • Property price or rent (single amount, not "offers in region of").
  • Tenure type (Freehold, Leasehold, Shared Ownership, or Commonhold).
  • For Leasehold: Ground rent, service charges, and length of lease.
  • Other Service or Site charges (as applicable)
  • For Lettings: Deposit amount.


Part C


Covers information that applies to most properties, which must be provided to avoid misleading consumers.

  • Property type and structure: (e.g., detached, apartment, construction materials).
  • Room sizes and types: (including floor plans).
  • Utilities: Electricity, gas, water, and sewerage.
  • Broadband and mobile signal: Coverage and availability
  • Parking: Availability, cost, and restrictions (e.g., permits


Part C


Environmental & Specific Risks (only needs to be disclosed if a property is uniquely affected by or exposed to the following factors):

  • Building Safety & Accessibility: Remediation work requirements, cladding usage, and accessibility adaptations.
  • Environmental Hazards: Documented risk of flooding, coastal erosion, or nearby mining areas.
  • Rights & Restrictions: Restrictive covenants, public rights of way, or specific easements.
  • Planning & Development: Any known proposals for local development or recent planning permissions.
